Practical Information
House Rules
Based on the binding co-ownership regulation of Résidence Le Manoir.
1. Quiet hours (strict enforcement)
Per Article 11 of the building regulation: "Owners and occupants must ensure that the tranquility of the building is never disturbed by their actions, those of their family, guests, clients, or staff."
- Quiet hours: 10:00 PM – 8:00 AM every day
- No loud music, parties, or events with non-resident guests at any time
- Speak in normal voice on terraces and outdoor areas
- The building is residential — neighbors include retirees and families with children
2. Common areas
Per Article 13: "No one may obstruct courtyards, entrances, halls, landings, or stairs, nor leave anything in these common areas."
- The shared swimming pool is open to all residents — cannot be reserved privately
- Pool is open May–September (no lifeguard on duty)
- Children must be supervised by an adult at all times in the pool area
- No food or glass in the pool area
- Keep entrances, hallways, and landings clear at all times
- Use of the elevator for moving heavy goods is prohibited
- Park only in the designated parking space (one assigned to this apartment)
3. Pets
Per Article 12: "Noisy, unpleasant, or harmful animals are forbidden. Dogs and cats are tolerated, but any damage they cause is borne by the owner."
- Pets considered on a case-by-case basis — please ask before booking
- Dogs must be on leash in all common areas
- Owners are fully responsible for damage caused by pets
- Excessive barking or nuisance behavior is grounds for early termination
4. Smoking
- No smoking inside the apartment (including bathrooms and bedrooms)
- Smoking on the terrace is allowed — please be considerate of neighbors
- Cigarette butts must be disposed of in provided ashtrays — never thrown over the balcony
5. Behavior expectations
Per Article 18: "Owners may rent out their apartments provided the tenants are of good character and respect the regulation."
- Guests are expected to behave as good neighbors
- No commercial activity from the apartment
- The apartment is for residential use only ("usage bourgeois")
- Professional remote work is welcome (Article 10 explicitly tolerates "professions libérales")
6. Damage and responsibility
Per Article 14: "Owners are personally responsible for damage to common areas caused by themselves, their tenants, or guests."
- Guest is responsible for any damage to the apartment, furniture, or common areas
- An inventory check is performed at check-in and check-out by our local representative
- Photo documentation will be taken
- Reasonable wear and tear is expected and not charged
7. Maximum occupancy
Maximum 6 overnight guests at any time.
- Master bedroom: king-size bed (180×200) — sleeps 2
- Bedroom 2 / office: queen sofa bed (~160×200) — sleeps 2
- Bedroom 3 / office: queen sofa bed (~160×200) — sleeps 2
- No additional guests beyond those registered at booking
- Day visitors permitted (max 4 additional, no overnight)
8. Use of facilities
Pool (shared)
- Open to all residents — no private reservation possible
- No lifeguard on duty — adults are responsible for supervising children
- Swimwear required (no street clothes)
- Pool deck closes at 9 PM
Workspace
- 3 desks + monitors are part of the apartment furnishing
- Damage to monitors charged at replacement value
Air conditioning / heating
- Set to reasonable temperatures (recommended 20–24°C)
- Close windows when AC is running
- Excessive consumption (above ~100 €/month standard) may be billed

10. Check-in / check-out
- Check-in: 4:00 PM (or by arrangement)
- Check-out: 11:00 AM (or by arrangement)
- Late check-out available for 50 €/hour up to 6 PM (subject to availability)
- Key handover by Anncha (our local representative)
- Brief orientation tour at arrival (~20 min)
Acknowledgement
By signing the rental agreement, you confirm that you have read and accept these house rules. Failure to respect them may result in early termination of the lease without refund of remaining rent.
The building syndic and other co-owners may report violations directly to the apartment owner. Repeat violations are grounds for refusal of future bookings.
