On the top floor of Résidence Le Manoir in Nice Lanterne, this 105m² four-room corner penthouse offers something almost impossible to find in Nice: a wraparound view spanning Cap Ferrat in the east to Cap d'Antibes in the west.
The 168m² terrace surrounds three sides of the apartment — sun from morning to sunset, three distinct living zones, and a calm at this height that simply doesn't exist closer to street level.

For Families
We bought Le Manoir partly to bring our own family here for extended periods. We've spent cold winters here working remotely and long summers while the kids had their summer holidays. We've hosted grandparents, cousins and friends, and we've held an 80th birthday party on the terrace — and a Christmas there is on the wishlist for one of these years.
The apartment is genuinely family-friendly: three bedrooms (one master, two convertible), two bathrooms, a real kitchen, and a 168m² terrace where children can roam freely. The residence is gated and quiet — most apartments are owner-occupied year-round, so it's a calm, safe environment rather than a turnover-heavy holiday building. The bus stops directly outside the gate, and the bakery is a 10-minute walk.

Team Residencies
We use Le Manoir for our own companies' working sessions — between us we run a law practice, a consulting firm, and a SaaS company. We know what makes a team stay actually work.
A few things to be honest about. The legal frame (French bail mobilité) requires a 1-month minimum, so this is not a 5-day offsite venue. Equally important: out of respect for our neighbours — and for our own peace of mind — we don't want a high turnover of guests. The model that works best here is a longer stay that includes a working week or two with the rest of your team flying in. A founder spending a month here who hosts the leadership team for a sprint. A small product team doing a focused four-week residency. That kind of rhythm.
The setup itself: three separate rooms with desks and monitors, an 85" presentation screen in the living room, 400 Mbps fibre into the apartment with strong Wi-Fi everywhere — including the terrace. The connection is reliable enough that we've held our own all-day video calls and product demos from here without thinking about it.

Who actually live there
Between us, we run three businesses — a law practice, a consulting firm, and a SaaS company — and we have a family. We bought Le Manoir partly as our own home, partly so each of our companies could bring teams here for working sessions, and partly so we could spend long stretches of the year here as a family.
That's why the apartment is designed the way it is: real workstations, real fiber, real meeting capacity, real downtime spaces, real family-friendly setup. Everything has been pressure-tested by us, our colleagues, our clients, and our kids.
We're Swedish, based in Helsingborg. Hanna handles all legal matters in-house (so you'll always get clean contracts). Peter handles tech, hosting and operations. We treat every guest the way we'd want to be treated — with clear information, a stocked fridge if you'd like, a calm welcome, and someone reachable when something needs sorting.

Location
A quiet residential neighborhood with one foot in the sea and the other on direct flights to anywhere in Europe.
Direct flights from Stockholm, Copenhagen (4×/day), Oslo, London, Paris, Frankfurt, Amsterdam — and from May 2026, Boston (Delta 3×/week).
Plage de la Lanterne and the Promenade des Anglais — 10 min by bus from the stop right outside the building gate (Bus 22), or a 25–30 min walk down the hill. Tram L2 connects to Old Nice in another 15 min.
Morning ritual: stroll, fresh croissants, back home for breakfast on the terrace. Coworking spaces 10 min by Uber.
Things to do
A short list of what we actually do when we're here. The Riviera rewards both adventure and slow afternoons on the terrace — most of these you can do on a half-day.
Walks we love
Two of the most beautiful coastal walks in France. Cap Ferrat (~30 min by car) is gentler — a 12 km loop past gardens, hidden coves and Villefranche bay. Cap d'Antibes (~30 min by car) is more dramatic — pine-scented paths between Mediterranean cliffs and palatial villas. We pack a swim and a picnic.
Slow days at home
Our favourite evenings are simple ones — a long lunch on the terrace, an afternoon swim, a film in the living room or a board game (our family classic is Ticket to Ride: Europe). The kitchen is set up for real cooking. The wine list nearby is excellent. Indoors or on the terrace, depending on the weather.
All by car: Monaco (35–45 min) for the Casino square and Belle Époque. Cannes (30–35 min) for the Croisette. Antibes (30 min) for Picasso's old town. Menton (50 min) for citrus and pastel houses. Saint-Tropez (1 h 30) when you want to make a day of it.
Climb the medieval streets of Èze (30 min) for the Jardin Exotique and views all the way to Corsica on a clear day. Saint-Paul-de-Vence (30 min) is artist territory — the Maeght Foundation, galleries, and lunch at La Colombe d'Or where Chagall, Picasso and Matisse paid in paintings.
The Riviera is densely packed with great museums. In Nice: MAMAC (modern art), Musée Matisse, Musée Chagall. In Antibes: Musée Picasso at the Château Grimaldi. In Monaco: the Oceanographic Museum. In Saint-Paul: the Fondation Maeght. Easily a week of museum days without repeating yourself.
A long day or short overnight (~2.5 h) takes you to Avignon and the spectacular Palais des Papes — the largest Gothic palace in Europe. Continue south to the Parc naturel régional de Camargue, where wild white horses, black bulls and pink flamingos roam the wetlands of the Rhône delta.
Europe's "Grand Canyon" (~2 h). Turquoise river gorges 700 m deep. Drive the rim, kayak the river, hike the Sentier Blanc-Martel, or stop for lunch in the perched village of Moustiers-Sainte-Marie. One of the most underrated landscapes in southern Europe.
From mid-December to March, Isola 2000 and Auron are about 1 h 30 from the apartment. Day trip and back for the sunset, or stay over. The genuine Riviera party trick: morning ski runs, afternoon coffee on the terrace in shorts.
Between Théoule-sur-Mer and Fréjus (45 min) lies a 320 km² protected nature reserve of red volcanic rock against the blue Mediterranean. Over 100 km of waymarked hiking trails, mountain bike routes, and hidden calanques perfect for a swim. Mont Vinaigre (614 m) gives panoramas from the Alps to the sea.
The view from the terrace shows you the obvious answer: get out on the sea. Charter a small motorboat from Nice port (no licence needed up to a certain power), rent a sailing yacht with skipper for the day, or join a sunset cruise to Cap Ferrat. The Lérins islands off Cannes make a magical lunch stop.
More than 12 championship courses within an hour's drive. The two highlights: Royal Mougins (Robert von Hagge design, 18-hole par 71) and Cannes-Mougins (1923, host to the European Open for two decades). For variety, Saint-Endréol and Grande Bastide at the foot of the perfumed hills near Grasse.
Nice has its own appellation — AOC Bellet, one of France's oldest (1941) and one of the very few city-limit AOCs in the country. Château de Bellet and Château de Crémat are 20 min away. A bit further: the rosé heartland of Côtes de Provence, and the bold red Bandol (1 h) — a Mourvèdre lover's pilgrimage.
Vieux Nice for the morning market on Cours Saleya, lunch at La Petite Maison, then the boutiques of rue Paradis. For something quieter: Antibes Saturday market and the antiquarian shops in Vieil Antibes. Cannes for designer windows along La Croisette.
For a weekend: Portofino (3 h, Italian Riviera elegance), Piedmont (3 h, Barolo and Alba truffles in autumn), Milano (5 h or short flight), Barcelona (1 h flight from Nice), or escape to a mountain refuge in the Mercantour (2 h). Long weekends become small trips, easily.
A long stay is the perfect excuse to actually learn the language. For teenagers, the legendary Centre International d'Antibes (40 years, ages 6–17, 20 lessons/week + sport and excursions, ~€995/week, host families or campus). For adults, the Alliance Française Nice Côte d'Azur (founded 1884, central Nice, morning courses + afternoon thematic workshops, 1 700+ students/year from around the world). Azurlingua in Nice is another well-rated option for adults and teens. All three are official Qualité FLE-labelled.

1 month. We operate under French bail mobilité contracts, which require a 1–10 month furnished lease. The sweet spot for most guests is 4–12 weeks.
All utilities (water, electricity, AC at standard usage), 400 Mbps fibre Wi-Fi everywhere, fully equipped kitchen, three workstations with monitors, 85" TV, all linen and towels, fresh sheets at arrival, the welcome book, and one private garage space. Cleaning, car, and other services are optional add-ons (see the Pricing section).
Yes — all French local taxes and the tourist tax (taxe de séjour) are included in the quoted price. The total you see in your quote is the total you pay.
€1,500 by bank transfer or card hold, refunded within 14 days of departure assuming no damage. An inventory check is performed at check-in and check-out by Anncha. Reasonable wear and tear is expected and not charged.
Full refund up to 60 days before arrival. 50% refund 30–60 days before. Deposit forfeited within 30 days. We're also flexible in genuine emergencies — get in touch and we'll find a fair solution.
Case-by-case. The building tolerates well-behaved dogs and cats — please ask before booking. Owners are fully responsible for any damage caused by pets, and excessive barking is grounds for early termination.
No smoking inside the apartment (including bathrooms and bedrooms). Smoking on the terrace is allowed — we ask that you use the provided ashtrays and never throw butts over the balcony.
400 Mbps fibre with strong WiFi everywhere — including the terrace. We've held all-day video calls and live product demos from here without issues. Power outlets are placed for working at the desks and on the terrace.
No — the pool is shared with the other co-owners (May–September). It cannot be reserved exclusively. There is no lifeguard on duty; adults are responsible for supervising children. Most days it's quiet.
Yes — within reason. The lease is signed by one party, but team members can rotate as long as the maximum of 6 overnight guests is respected and the building rules (quiet hours 10 PM – 8 AM, etc.) are followed.
One private garage space is included with the apartment — covered and secure. Additional parking is generally available on the surrounding streets at no charge.
Check-in 4 PM, check-out 11 AM (flexible by arrangement). Keys are handed over in person by Anncha, our local representative, who also gives a 20-minute orientation tour. Late check-out available for €50/hour up to 6 PM, subject to availability.
